We are currently working on a major public - private partnership to purchase such loans directly from FHA, with approval by OMB, so as to be able to provide principal modifications, including from the remaining $1 billion of uncommitted Keep Your Home California funds. Preservation. CSG Advisors has worked on a wide range of preservation efforts including the first sale of assisted FHA mortgages to a state housing agency and the first two tax - exempt financings in the country for non - profit acquisition of expiring use projects. We have assisted numerous public agencies in designing preservation efforts, including the California Housing Finance Agency and the San Francisco Redevelopment Agency, Our analyses have focused on evaluating the impact of lost federal subsidies on unit affordability and the most efficient methods to transition the developments to alternate financing structures, maintaining as much affordability as possible, minimizing the impact on current tenants, and minimizing Agency exposure. Non - Profit Housing. We have helped finance more than 200 projects with non - profit owners or non -profit general partners. As a result we understand the special objectives, constraints, tax benefits, IRS concerns and resources of 501(c)(3) corporations. These projects have ranged in size from 20 to 500 units. Our experience spans more than 25 years. We have assisted governments in working with a wide range of non- profit housing developers including Eden Housing, BRIDGE, Mid - Peninsula Housing, Spanish Speaking Unity Council, Napa Valley Community Housing, Neighborhood Housing Services of America, Orange County Community Housing, Southern California Housing Development Corporation, LINK, American Baptist Homes, Franciscan Sisters, Mercy Housing, Dominican Sisters, Jewish Home for the Aged in Seattle and in Orange County, Florence Crittenden Home. Housing Program Evaluation, Improvement and Design. CSG is unique among financial -- -- -- advisors in our extensive -- programmatic- orientation. We have been national leaders in designing -- such programs and strategies as first time homebuyer assistance programs, strategies for redeveloping public housing with and without HOPE VI funds, programs for recovery from natural disasters (including the Northridge earthquake), economic development financing strategies, and programs to finance development of housing for specific populations such as the disabled or students. Examples of this work include: Served as HUD's national consultant for revising Its housing rehabilitation loan program and for providing model financing and administrative systems for local programs nationwide. Designed CDBG programs for local governments, including design and implementation of multifamily rehabilitation programs for San Francisco, Los Angeles County, Anaheim, Phoenix, Pittsburgh, Chicago, and Wichita. Designed HOME programs and use of HOME funds for specific multifamily projects for San Francisco, Contra Costa, Napa, Santa Cruz, and San Mateo Counties. Developed site acquisition programs for San Francisco, Los Angeles and the District of Columbia. Designed the City of Los Angeles' successful effort to use over $300 million of special federal assistance for earthquake repairs. Developed underwriting guidelines and policies for a variety of lenders, including the Washington State Department of Community, Trade and Economic Development, the $50 25C -53
