Bristol Speedwash, Inc. <br />January 29, 2015 <br />Page 3 <br />PARKING SUPPLY- DEMAND ANALYSIS <br />This parking analysis for the retail/restaurant component of the proposed Project <br />involves determining the expected parking needs, based on the size and type of <br />proposed development components, versus the panting supply, For this parking <br />analysis, two methods were used to estimate the peak parking demands of the <br />proposed Project. These methods include: <br />• Application of City code requirements (which typically treat each use of the <br />Project as a "stand alone" use at maximum demand); <br />• Application of shared parking usage patterns by time -of -day to applicable City <br />code parking ratios (which recognizes that the parking demand for each land <br />use component varies by time of day, day of week, and /or month of year). <br />The shared parking methodology is concluded to be applicable to a development such <br />as the retail /restaurant component of the South Coast Speedwash because the <br />individual land use types (i.e., retail, eating establishments, etc.) experience peak <br />demands at different times of the day. <br />Similar Mixed -Use Development Projects <br />Similar type mixed -use projects, which include a carwash within a mixed -use setting, <br />include Hesperia Speedwash, II2go Express Car Wash in Westminster and <br />Iluntington Beach, and a Fast5xpress Car Wash in Monrovia. <br />The Hesperia Speedwash is a similar project to that of the Project now under <br />construction. The Hesperia Speedwash is a new car wash facility with a total building <br />floor area of 9,500 SF. The car wash facility with provide two "self-serve" car wash <br />tunnels and 25 vacuum stations/ parking spaces, 2 additional accessible parking <br />spaces and one loading space. The Hesperia Speedwash is located within the Walivart <br />Supercenter in Hesperia. The Wahnart Supercenter has a total floor area of <br />approximately 190,000 SF and a total parking supply of 847 spaces, of which six (6) <br />are to be shared with the Hesperia Speedwash. Future development at the Walinart <br />Supercenter on the "out parcels" include a mixture of retail and restaurant uses. The <br />Walmart Supercemer is located south of Main Street and east of Escondido Avenue. <br />H2go Express Car Wash has two similar projects, both of which are located within a <br />mixed use setting. The H2go Express Westminster is located at 6491 Westminster <br />Avenue within Westminster Square, an existing retail commercial center with a total <br />floor area of 92,651 SF, inclusive of the car wash and a mixture of retail, restaurant <br />31 C -28 <br />
