ATTACHMENT <br />2.2 Strategy and Approach <br />Healthy Community LLC used health and wellness as the theme for the Jackson Walk infill <br />redevelopment and selected LIFT (http: / /www.liftjackson.com /), an 82,000 square -foot medical <br />care -based fitness /wellness center as the site's main anchor. LIFT is Jackson areas only medical <br />fitness center. It hosts a fitness centre, a preventative health center, a primary care clinic, and a health - <br />focused cafe that caters to diabetic and caloric- conscious consumers. <br />The fitness center includes a gym, basketball courts, indoor pools, cardiovascular and strength <br />training equipment and an indoor walking track. The wellness center offers physical and occupational <br />therapy; cardio and orthopedic rehab; and programs focused on women's health.'Ihe center nuns <br />numerous outreach events at schools and seniors' centers, and has an extensive disease - management <br />program that offers free educational programs on diabetes and congestive heart failure. The center <br />also works with Jackson businesses to offer preventative care resources and guidance to their <br />employees.' <br />LIFT's diverse customer base ensures that the development's 20,000 square feet of commercial - retail <br />space is being used during all hours of the day. The leasing strategy for retail tenants specifically <br />targets businesses that can contribute to the health focus and pedestrian- oriented community created <br />in Jackson Wall,. <br />Biking and walkability are a core element of the development. The site offers visitors a park- <br />like setting, walking trails, and outdoor exercise stations. To balance the need for parking, while <br />maintaining a park aesthetic, the developers undertook parking studies to support dispersal of <br />parking lots throughout the site, rather than building a large lot concentrated in one area. <br />Jackson Walk also includes 149 individual multi - family rental units and 32 single - family homes. <br />Rental rates for apartments are between $675 - 561,105, or $1.01 /square foot. Two of the smaller <br />homes have sold for $115,000 and $122,000, while the larger homes are priced at $209,000. Twelve <br />of the homes will be sold through a special grant incentive program from the city for first -time <br />homebuyers. The neighborhood also boasts a city -owned amphitheatre and dog park. <br />In addition to the Jackson Walk redevelopment, some of the wellness programs include Breakfast in <br />the Classroom, which provides students with a nutritious meal before they start class; a Farm to Tray <br />program, which brings fruits and vegetables from local farmers to all school cafeterias; creation of the <br />Jackson- Madison Wellness Policy; and 8.5 miles of new or improved walking trails in parks .4 <br />2.3 Project Implementation and Outcomes to Date <br />Jumpstart Jackson has transformed Jackson into a much healthier community, while also bringing <br />significant economic benefit to the city.' The finished development includes a 60,000- square -foot <br />wellness center, 15,000- square -foot primary care clinic, 20,000 square feet or commercial/retail space, <br />188 multifamily residential units, and 402 parking spaces.' <br />In 2013, Jackson was selected by the US Conference of Mayors as one of the most livable small cities <br />in America.'Ihe site has a Walk Score of 72, indicating it as very walkable. <br />The Next Practice \A/@' A—A C <br />
