Project Description <br />allowed for the site, an amendment to the Development Agreement, a variance to allow for tandem <br />parking and a parking reduction, and approval of the site plan, <br />The Met IS /MND analyzed the impacts of constructing podium -style apartment complex consisting <br />of up to 284 multi- family residential units on approximately 2.5 acres of the 3,1 -acre project site. <br />The remaining 0.6 acre was to remain vacant land as the site fora future building, with the <br />previously proposed apartment buildings being located toward the western portion of the property. <br />Figure 2.3 shows the original site plan far The Met IS /HIND. <br />The previous project included five stories of multi- family rental units in three buildings, all of which <br />would be constructed over a subterranean parking structure that spanned all three buildings. The <br />maximum height of the buildings was to be approximately 55 feet. Approximately 56,800 square <br />feet of open space courtyard areas would he developed between the buildings over the parking <br />structure. The project would provide 284 residential units that would consist of 192 one - bedroom <br />units, 82 two- bedroon units, and 10 three - bedroom units and would range in size from 744 to 1,383 <br />square feet. <br />The parking structure would provide 625 parking spaces in two subterranean levels of parking, In <br />addition to parking on the streetlevel'. Vehicular access to the project site and parking garage would <br />be provided from Bast FirstAmerican Way, Because Bast First American Way is a median- divided <br />roadway, the ingress /egress would be provided by a right-in, right -out circulation pattern. In <br />addition, construction of the previous project was anticipated to take approximately 22 months to <br />complete and require excavation to a depth of 20 feet resulting in approximately 144,895 cubic <br />yards of export soil material. Some units would have private outdoor <br />balconies. The project would include the following amenities on the podium level: leasing office, <br />business center, community room, theater, recreation and fitness center, pool, and spa. In addition, <br />outdoor fire pits, outdoor harbeques, covered seating areas, a yoga area, and a putting green would <br />be provided on the rooftop.
