CITY OF SANTA ANA COMMUNITY DEVELOPMENT AGENCY <br />REQUEST FOR PROPOSALS FOR AFFORDABLE HOUSING DEVELOPMENT <br />EXHIBIT A — SCOPE OF SERVICES <br />I. INTRODUCTION <br />In order to meet the City's goals, the City is soliciting proposals for the development of affordable housing projects from <br />developers who are experienced, very knowledgeable of HUD programs and its requirements, financially creative and <br />capable of developing, managing and maintaining high quality housing. City will entertain proposals for the <br />following type of projects: <br />• New Construction of Residential Rental Projects <br />• Acquisition and Rehabilitation of Existing Residential Re <br />The maximum funding available will be as follows: <br />24 Project Based Vouchers from the Housing Alftrit, <br />Acquisition /Rehabilitation Project <br />$1,875,000 in Inclusionary Housing Funds from the Hou <br />$500,000 in CDBG funds for Acquisi ' Rehabilitatior <br />$830,000 in HOME Program funds, for CHDO <br />$830,000 in HOME Program funds th u mmit <br />City's annual HUD allocation and progra 4om <br />of the City of Santa <br />Ordinance <br />New Construction or <br />subject to change based on the <br />A. DEVELOPMENT SITE <br />The City is not making any parcels it owns available for development through this RFP, and it will entertain <br />proposals for suitable properties located anywhere in the City. However, the City prefers to maximize the <br />positive impact of its limited federal housing development funds by concentrating their expenditure in targeted <br />areas of the City. The City has identified five geographical areas where it has targeted significant public <br />resources in the past, and where it would like to see additional resources targeted in the future. The five are <br />known as follows: Cornerstone Village (Attachment 1), Transit Zoning District (Attachment 2), Townsend -Raitt <br />(Attachment 3), Cedar - Evergreen (Attachment 4), and 1900 -2000 Myrtle Street (Attachment 5). <br />City of Santa Ana Community Development Agency <br />Request for Proposals for Affordable Housing Development <br />Page 11 <br />19E -16 <br />
