EXHIBIT B <br />SCOPE OF WORK <br />I. SCOPE OF DEVELOPMENT: <br />The proposed project, located at 815 N. Harbor Blvd, Santa Ana, CA 92703 will consists of the <br />construction of an affordable, multifamily rental project comprised of 70 units with a 3,195 sf <br />community room, leasing office and laundry facility. The development will be constructed on <br />approximately 2.26 acres (131,916 s.f) and will have 69 three- bedroom units and 1 two- bedroom <br />unit. The three - bedroom rmits will range from 1,022 -1,050 sf. <br />7 units will be rented to, very -low income families with household incomes at or below 50% of the <br />AMI (Area Median Income), 49 units will be rented to low income families with household incomes <br />at or below 60% of AMI, and 13 units will be rented to families with household incomes at or below <br />110 %. The one remaining unit will be designated as a manager's unit. <br />The project will consist of 4 three -story on grade wood framed buildings with a combination of tuck <br />under and surface parking. One of the buildings will contain the leasing office /community space. <br />The project provides parking through a combination of tuck under and surface parking. The property <br />will feature a tot lot, onsite laundry facilities, community room, leasing office and ample open space. <br />The units shall incorporate design elements and building, practices that will reduce the maintenance <br />and utility costs and also reduce the adverse environmental impacts otherwise associated with <br />residential construction. Such design elements and practices may include, but are not limited to <br />enviromnentally sensitive landscaping, installation of energy efficient furnaces and water heaters <br />(Energy Star Appliances), and installation of high efficiency toilets. The Project will be fully <br />landscaped including irrigation. Landscape materials 'will be low maintenance and drought resistant. <br />Landscaping <br />All areas of the Site that are not occupied by buildings, driveways, walkways, and parking shall be <br />landscaped and maintained. Landscaping may consist of grass lawns, groundcovers, shrubs, trees, <br />decorative block walls, screenings, and terraces' as reasonably approved by the Planning Department. <br />A permanent water sprinkler system shall be provided in all landscaped areas to insure proper <br />maintenance. <br />Refuse <br />An enclosed refuse area or areas shall be provided at locations in accordance with the requirements <br />of the City of Santa Ana. Refuse areas shall be designed with building materials compatible with <br />those used for the other structures on the site. <br />Utilities <br />Developer shall be responsible for all utility relocation or installations on the premises; and hookups <br />to sewers, drains, water and gas distribution lines, electric, telephone, and telegraph lines; and for <br />hookup to all other public utility lines. All utility services on -side shall be installed <br />underground or concealed within buildings and no mechanical equipment or meters shall be exposed <br />at ground level as required by the Santa Ana Municipal Code. <br />
