ROH — 04/13/15 <br />RESOLUTION NO. 2015 -14 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING SITE PLAN <br />REVIEW NO. 2015 -03 AS CONDITIONED FOR A NEW <br />MIXED -USE RESIDENTIAL AND COMMERCIAL <br />DEVELOPMENT FOR THE PROPERTY LOCATED AT 200 <br />NORTH CABRILLO PARK DRIVE <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Ryan Ogulnick and Robert Bisno, representing BR Cabrillo, LLC, are <br />requesting approval of Site Plan Review No. 2015 -03, as conditioned, to <br />allow the construction of a new 217 -unit mixed -use residential and <br />commercial development at 200 North Cabrillo Park Drive. <br />B. On April 13, 2015, the Planning Commission of the City of Santa Ana held <br />a duly noticed public hearing and at that time considered all testimony, <br />written and oral. <br />C. Section 41 -595.5 of the Santa Ana Municipal Code requires a review by <br />the Planning Commission of all plans within a zoning district classification <br />combined with an OZ suffix where the applicant wants to apply the overlay <br />zone, to ensure the project is in conformity with the overlay zone plan. <br />D. The zoning designation for the subject property is Metro East Mixed Use <br />(MEMU) Overlay Zone (OZ -1) in the Active Urban sub -zone. <br />E. Based on the following review, the project has been determined to be in <br />compliance with all applicable provisions and development standards <br />outlined within the MEMU Overlay Zone (OZ -1): <br />1. Is the proposed development plan consistent with and will further <br />the objectives outlined in Section 1.2 for the MEMU Overlay Zone? <br />The proposed mixed -use development project will be <br />compatible with Section 1.2 (Objectives) of the Metro East <br />Overlay zone as the project will be a mixed use project that <br />will allow persons to live, work and shop in the immediate <br />area. Further, the project will incorporate an active <br />streetscape that will integrate the private development with <br />Resolution No. 2015 -14 <br />Page 1 of 4 <br />
