LS 5.4,15 <br />RESOLUTION NO. 2015 -17 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING CONDITIONAL <br />USE PERMIT NO. 2015 -08 AS CONDITIONED TO ALLOW <br />A TRADE SCHOOL IN THE M1 (LIGHT INDUSTRIAL) <br />ZONING DISTRICT FOR THE PROPERTY LOCATED AT <br />1639 EAST EDINGER AVENUE, UNIT A <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The applicant is requesting approval of Conditional Use Permit No. 2015- <br />08 to allow Summit College to occupy the property located at1639 East <br />Edinger Avenue, Unit A, and use such space to provide instruction for <br />heating, ventilation, air conditioning and welding in the M1 (Light <br />Industrial) zoning district. <br />B. Conditional Use Permit No. 2015 -08 came before the Planning <br />Commission of the City of Santa Ana for a duly noticed public hearing on <br />May 11, 2015. <br />C. Pursuant to Santa Ana Municipal Code Section 41- 472.5(d) trade schools <br />providing instruction in the operation of heavy equipment or machinery <br />normally associated with manufacturing operations such as woodworking or <br />machine shops require the approval of a conditional use permit in the M1 <br />(Light Industrial) zoning district. <br />D. Santa Ana Municipal Code Section 41- 638(a)(1) authorizes the Planning <br />Commission to grant a conditional use permit upon making certain <br />findings. <br />1. The proposed use will provide a service or facility, which will <br />contribute to the general well being of the neighborhood or the <br />community. <br />The proposed Summit College /trade school will provide a <br />service to the community. The proposed trade school is a <br />use that will support the adjacent industrial and residential <br />uses in the area and will assist in diversifying the range of <br />educational opportunities available to those working or <br />residing in the south and west sections of the city. Further, <br />the proposed trade school is best suited within a larger <br />industrial building that is typically found in the City's <br />industrial zoning districts. <br />Resolution No. 2015 -17 <br />Page 1 of 4 <br />
