Major wireless <br />communication facilities require approval of a conditional use permit pursuant to Section 41- <br />198.3(b) of the Santa Ana Municipal Code (SAMC). <br />Proiect Location and Site Description <br />The project is located on a 9.1 acre site located on the southern side of Monte Vista Avenue <br />between Raitt and Sullivan Streets. The site is currently developed as an elementary school, <br />Monte Vista Elementary, with the southernmost portion of the property functioning as a shared <br />recreation area with the neighboring Jerome Park. Land uses surrounding the site include single - <br />family residential to the north, multiple- family residential to the east, and open space to the south <br />and west (Exhibits 1, 2 and 3). <br />Project Description <br />Sprint PCS is proposing to modify an existing 50 -foot high monopine by upgrading existing antennas <br />and related ancillary equipment. The project will remove and install new service antenna panels on <br />the monopine and enhance ancillary equipment within the existing 375 square foot enclosure. The <br />facility is intended to provide increased cellular coverage and call capacity in this area of the City. No <br />changes to the monopine structure, its existing height of 50 feet, or current location are proposed as <br />part of this project. New equipment for the wireless facility will be installed within the CMU wall <br />enclosure that is located on a 523 square foot lease area. The monopine and enclosure are <br />proposed to remain in their current location, along the southwesterly portion of the overall site, near a <br />sports field that is shared with Jerome Park (Exhibits 4 and 5). <br />EXHIBIT A <br />31 C -3 <br />
