A total of 125 parking spaces are provided within an existing surface <br />lot. Land uses surrounding the site are office uses to the north and west, commercial uses to the <br />south and the Costa Mesa (State 55) Freeway to the east (Exhibits 1, 2 and 3). <br />Although overconcentration criteria are not applicable to on -sale ABC licenses, a review of the <br />project vicinity indicates that there are no ABC licenses located within a 500 foot radius of the site. <br />There are however two ABC licenses located just outside the 500 foot radius of the site in addition <br />to the proposed license. The two ABC licenses include a Type 20 license (off -sale beer and wine) <br />at 17241 Irvine Boulevard (Tustin) and one Type 47 license (on -sale beer, wine and distilled spirits) <br />at 301 North Tustin Avenue (Santa Ana).
