VA No. 2015 -06 <br />September 28, 2015 <br />Page 6 <br />In accordance with the California Environmental Quality Act, the proposed project is exempt from <br />further review pursuant to Section 15301. This Class 1 exemption is applicable to a project that <br />consists of the operation, repair, maintenance, permitting, or leasing of existing structures. <br />The project consists of exterior modification and re- tenanting of an existing retail store. No expansion <br />of square footage is proposed as part of the project. In addition, the structure is already served by <br />municipal services, such as roadway and utilities. Categorical Exemption Environmental Review <br />No. 2015 -35 will be filed for this project. <br />Strategic Plan Alignment <br />Approval of this item supports the City's efforts to meet Goal No. 3 Economic Development, Objective <br />No. 2 (create new opportunities for business /job growth and encourage private development through <br />new General Plan and Zoning Ordinance policies). <br />Conclusion <br />Based on the analysis provided within this report, staff recommends that the Planning Commission <br />approve Variance No. 2015 -06 as conditioned. <br />Melanie G.
