of Santa Ana RFP No. 15 -044 <br />Work Phases <br />Submitted: June 5, 2015 <br />Hjelmstrom & Associates has the capacity to provide service for up to five (5) medium- size (i.e. <br />Denny's restaurant) projects at a time within a 30 to 40 day period. We have performed to that <br />level with High Speed Rail Authority. <br />1. Arrange Notice to Appraise contact <br />2. Arrange for inspection dates with owners and /or tenants <br />This step is often at the direction of the owner /tenants of the assets to be appraised. This <br />step is often hard to schedule due to the dependence on all parties to be available at the <br />same time. Our company will stay in contact with the city regarding status of this phase. <br />3. Perform physical inspection <br />[ ---- ] 1 to 2 days <br />4. Produce draft Improvements to the Realty (IPR) asset list without values, submit to real <br />property appraiser to eliminate duplication <br />[ ---- ] 1 to 2 days <br />5. Research cost data for improvements and movable items <br />[--------------- - - ---] estimate 2 weeks <br />6. Analyze depreciation factors and finalize pricing <br />[ ---------- ] estimate 1 week <br />7. Produce final drafts and submit to City for review <br />[ ---------- ] estimate 1 week <br />S.
