Areas with higher levels of mixed -use development <br />including employment, retail, and housing produce lowerVMT <br />than areas where one of these uses predominates. There are <br />several areas of the City that are predominantly residential, <br />with little or no employment. <br />The City will create an incentive program to encourage <br />additional employment within or adjacent to residential areas. <br />It is anticipated that this employment will occur through the <br />development of small businesses within these residential <br />areas such as live /work units, small professional service <br />offices, and other similar types of uses. Potential incentives <br />could include parking variances, reductions in building and <br />permit fees, amending zoning districts to allow neighborhood <br />commercial, and other related items. <br />75B -40 <br />
