necessary, but shall include the timing for first and second phase <br />construction and interim site improvements (i.e., landscaping, internal <br />circulation) between the phases. The approved Phasing Plan must be <br />implemented within six (6) months after completion of the first phase (i.e., <br />issuance of first Utility Release). Generally, the phases shall proceed as <br />follows: <br />Phase I <br />The first phase of the project would consist of 335 apartment homes within <br />two five -story apartment buildings wrapping a parking structure. This <br />phase would be built on the south side of the parcel facing Dyer Road. <br />Five different unit types and nine different floor plans are proposed for the <br />project, with the units ranging from studio to three bedroom units. This <br />phase also includes approximately 9,700 square feet of commercial and <br />restaurant space. The units would be wrapped around a 6' /z -level garage <br />that will contain 646 parking spaces, with another 18 spaces on the private <br />drive. Parking is provided at a rate of approximately 1.9 parking stalls per <br />unit, which includes guest and commercial parking. <br />Also to be renovated within this phase is the two- story, 56,000 square foot <br />office building that will house the current data center tenant as well as <br />other future office uses. A total of 102 parking spaces have been <br />allocated to this component of the project. <br />Phase 2 <br />The second phase of the project would consist of 403 apartment units <br />situated within two five -story buildings wrapping a parking garage. This <br />phase would be built on the west side of the parcel with the southern <br />elevation facing Dyer Road. Six different unit types and nine different floor <br />plans are proposed for the project, with units ranging from studio to three <br />bedroom units. In addition, approximately 4,100 square feet of <br />commercial and restaurant space would be incorporated into this phase of <br />the project. The units would be wrapped around a 6 -level garage <br />containing 722 parking spaces, with another 15 spaces to be located on <br />the private drive. Parking for this phase has been provided at a rate of <br />approximately 1.83 parking stalls per unit, which includes guest parking. <br />Phase 3 <br />The third and final phase of the project would consist of 483 apartment <br />homes within three five -story apartment buildings wrapping a parking <br />garage. This phase would be built at the northern area of the parcel, with <br />the eastern elevation facing Redhill Avenue. Six different unit types and <br />nine different floor plans are proposed for the project. The project units <br />would consist of studio, live /work, and one to three bedroom units.
