Major wireless communication facilities require approval of a conditional use permit <br />pursuant to Section 41- 198.3(b) of the Santa Ana Municipal Code (SAMC). <br />Proiect Location and Site Description <br />The project is proposed to be constructed on a 4.36 -acre parcel of land located on the north side of <br />MacArthur Boulevard and east of the Santa Ana River. The site is currently improved with a mini - <br />storage building, surface parking lot, landscaping, and trash enclosure. The General Plan land use <br />designation for the site is Industrial (IND), which allows for light and heavy manufacturing and <br />industrial uses, as well as commercial uses that are ancillary to industrial uses in the district. Uses <br />such as wireless facilities are consistent with this General Plan land use designation. The zoning <br />for the site is Heavy Industrial (M2). The Heavy Industrial zoning district allows for mini- storage <br />and warehouse uses with ancillary wireless facilities. The proposed use is also consistent with the <br />zoning designation. Land uses surrounding the site include industrial uses to the north and south, <br />a bus terminal to the east, and commercial uses to the west across the Santa Ana River (Exhibits <br />1, 2 and 3). <br />Project Description <br />Verizon Wireless is proposing to construct a 60 -foot high wireless facility disguised as a eucalyptus <br />tree (mono - eucalyptus).
