LS 1.20.16 <br />RESOLUTION NO. 2016 -03 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING CONDITIONAL <br />USE PERMIT NO. 2015 -22 AS CONDITIONED TO ALLOW <br />A TRADE SCHOOL FOR THE PROPERTY LOCATED AT <br />920 NORTH POINSETTIA STREET <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Applicant is requesting approval of Conditional Use Permit No. 2015 -22 to <br />allow a trade school in the Specific Development No. 84 (SD84) zoning <br />district at the property located at 920 North Poinsettia Street. <br />B. Santa Ana Municipal Code Section 41- 472.5(d) requires approval of a <br />conditional use permit to allow trade schools which provide instruction that <br />requires the operation of heavy equipment or machinery normally associated <br />with manufacturing operations in the Light Industrial (M1) zoning district. <br />C. On January 25, 2016, the Planning Commission held a duly noticed public <br />hearing on Conditional Use Permit No. 2015 -22. <br />D. The Planning Commission of the City of Santa Ana determines that the <br />following findings, which must be established in order to grant this <br />Conditional Use Permit pursuant to Santa Ana Municipal Code (SAMC) <br />Section 41- 472.5(d), have been established for Conditional Use Permit No. <br />2015 -22 to warrant approval of the conditional use permit to allow a trade <br />school: <br />1. That the proposed use will provide a service or facility which will <br />contribute to the general well -being of the neighborhood or <br />community. <br />The proposed AGC Vocational School will provide a service <br />to the community as it will support the adjacent industrial and <br />residential uses in the area and will assist in diversifying the <br />range of educational opportunities available to those working <br />or residing in the city. Further, the proposed trade school is <br />best suited within a larger industrial building that is typically <br />found in the City's industrial zoning districts. <br />Resolution No. 2016 -03 <br />Page 1 of 5 <br />
