Improving the 3.9 -mile Bristol <br />Street segment from Warner Avenue to Memory Lane is a long-term priority project that will be <br />constructed in several phases. Improvements include widening the street from two to three lanes <br />in each direction, and installing raised landscape medians and bike lanes. Public Works Agency <br />staff is acquiring properties for the development of Phase 3B, bounded by Washington Avenue <br />and Seventeenth Street. The right-of-way acquisition process is expected to be completed by <br />spring 2017, with construction scheduled to begin in summer 2017. <br />To accommodate the widening for Phase 3B, the project necessitates acquisition of properties <br />and relocation of tenants at various acquired parcels. The Public Works Agency is in negotiations <br />with the owner of the property at 1607 North Bristol Street (Exhibit 1). Joe Garrido (dba Farmers <br />Insurance), the tenant at 1607 N. Bristol, has agreed to the settlement amount of $30,000 as total <br />compensation for all obligations of the City to tenant. This amount includes --without limitations -- <br />relocation assistance, relocation benefits, moving expenses, interest of any kind in the real estate <br />and leasehold, loss of business goodwill, compensation for personal property (loss of inventory), <br />furniture, fixtures and equipment, interest, attorney's fees, appraisal fees, or damages of any <br />nature (Exhibit 2). <br />25M-1 <br />
