LS 5.2.16 <br />"Property Owner" means that person or entity, including such person's duly authorized <br />agent, holding a vested ownership interest in a given property, whether recorded or <br />unrecorded, including any person appearing as the owner of record of the real property <br />on the most current deed recorded in the Orange County Recorder's Office on the day <br />of inspection and acting as an Owner - lessor. Property Owner shall include any person <br />holding a leasehold interest acting as a Leaseholder - lessor on the day of inspection, <br />including such person's duly authorized agent. In addition, Property Owner shall also <br />mean any person holding equitable title in a given property pursuant to a land sale <br />contract, including such person's duly authorized agent. <br />"Owner - lessor" shall mean any person, including the duly authorized agent of such <br />person, who, while an owner or while having an ownership interest in any residential <br />real estate, acts as a lessor by engaging in the leasing, renting, providing, exchanging <br />or trading of any such real property, dwelling, building, structure, premises or portion <br />thereof without loss of ownership. <br />"Owner's representative" means the property owner's duly authorized agent, including <br />but not limited to, property manager or other person who has charge or control over a <br />rental housing property or a rental housing unit on behalf of the property owner. <br />"Occupant" means any person who occupies a unit, whether as an owner, tenant, co- <br />tenant, lessee, or permittee of the owner, regardless of any lease agreement. <br />"Premises" shall include all lands, buildings, accessory buildings or structures erected or <br />modified, equipment and appurtenances connected or used therewith, and any personal <br />property affixed to or otherwise used for the purpose of transacting and carrying on any <br />business on such premises. <br />"Rental housing property" means a parcel of real property, as shown on the latest <br />equalized tax assessment roll as maintained by the assessor of the County of Orange, <br />upon which at least one rental housing unit is maintained. `Rental housing property" <br />includes the premises upon which a rental housing unit is located, including parking <br />areas, driveways, landscaping, accessory structures, fences, walls, swimming pools, <br />hot tubs, and spas. <br />"Rental housing unit" means a dwelling unit, building, structure, premises or portion <br />thereof that is being, or is intended to be, rented, leased, subleased, sublet, provided, <br />exchanged or traded, without loss of ownership for the immediate or planned purpose of <br />dwelling, sleeping, lodging, boarding or other such occupancy, accommodation or <br />general residency. Examples of rental housing units covered by this Division include <br />dwelling units in apartment complex buildings and apartment houses, dwelling units in <br />duplexes, triplexes, fourplexes, and fiveplexes, dwelling units in condominiums, dwelling <br />units in townhomes, dwelling units in planned unit developments, and dwelling units <br />comprised of single family residences.
