META Housing — Santa Ana Arts Collective Parking Analysis <br />April 20, 2016 <br />Page 4 <br />o Lake Forest has a far lower Walkscore of 37, meaning that most errands require a <br />vehicle. It's P:BR ratio is 0.85, again lower than SAAC's proposed P:BR. <br />- The project whose unit distribution most closely resembles SAAC's is located in Torrance. <br />This location is a "Walkers Paradise" with a 91 Walkscore, with some transit at a Transit <br />Score of 38. In other words, the site is more walkable but less transit friendly than SAAC. It's <br />P:BR ratio is 0.83, or 20% less than SAAC. <br />Local commerce located within easy walking or two blocks of the site: <br />Grocery stores and food markets <br />Medical clinics, medical offices, dental offices, optometrist offices <br />Convenience stores <br />Restaurants (Norms Restaurant, Subway, Baskin Robins, Yoshinoya Beef Bowl, pizza, <br />tacos /burritos shops) <br />Tax, law and insurance offices <br />- Beauty salon and barber shop <br />- Dry cleaners <br />Bank of America <br />- Discount store <br />- Museums (Kidseum, Bowers Museum two blocks away) <br />0 Consideration of the San Diego Affordable Housing Parking Study' ( "SD Parking Study ") (see <br />Exhibit "B ", Executive Summary) was researched by Wilbur Smith Associates (now CDM Smith) in <br />association with AECOM, for the City of San Diego. Its purpose was to "determine the links <br />between affordable housing variables (income levels, household age, transit accessibility, land use <br />context, and housing type) for use in developing a corresponding regulatory framework for parking <br />requirements." <br />While all the findings are included in the attached report, of particular relevance to our project is "In <br />all of the projects studied, the amount of peak overnight parking used was less than the amount <br />supplied." <br />In the SD Parking Study, a parking model was developed based upon the findings in the statistical <br />analysis. It provided the basis for empirically -based rates for four types of affordable housing: <br />Family, Living Unit /SRO, Senior Housing, and Studio - 1 Bedroom. For family projects, total parking <br />projected to be needed (adjusted for vacancy) is 1.1 parking spaces per unit overall. This would <br />result In a projected parking demand of 64 spaces at Santa Ana Arts Collective.
