Projects requesting relief from development standards such as parking require approval of <br />a variance pursuant to SAMC Section 41 -638. <br />Proeect Location and Site Description <br />Meta Housing is proposing to renovate and convert an existing five -story office building into <br />residential, community, and commercial space within the existing structure and in three new <br />detached structures proposed on the project site. A total of 58 residential units are proposed at the <br />project. All units are intended to provide affordable housing to artists and their families. The <br />project site contains 1.11 acres and is located on the south side of Seventeenth Street between <br />Main and Sycamore streets. In addition to the five -story office building, the site also contains a <br />gated entry, landscape planters, and 145 parking spaces located in a surface lot (27 stalls) and <br />underground parking structure (118 stalls). Surrounding land uses include commercial uses in all <br />directions (Exhibits 1, 2 and 3). <br />The General Plan land use designation for the site is General Commercial (GC), which allows for <br />commercial and office uses. General Commercial districts are primarily located on commercial <br />corridors and major arterial roadways in the City. They provide accessible commercial <br />EXHIBIT A <br />31 D -3 <br />
