LEA5E AGREEMENT <br />1. Basic Provisions. <br />This lease agreement is made by and between KENTT OCHIAI ("Landlord") and TRIVALLE <br />COMMUNICATIONS, LLC (" Tenant") forSulte 6 at 1601 N.
