The Planning Commission made <br />no changes to the recommendation outlined in the attached staff report (Exhibit A). <br />DISCUSSION <br />24 Hour Fitness is proposing to open a new health club within a 40,033- square foot vacant tenant <br />space at 1400 West Edinger Avenue. The overall site is approximately 6.3 acres in size and <br />contains a multi- tenant commercial center that is located at the southwest corner of West Edinger <br />Avenue and South Bristol Street and is anchored by a Smart & Final Extra market and a Rite -Aid <br />pharmacy. 24 Hour Fitness will be making numerous interior tenant improvements and exterior <br />changes to an existing building to accommodate the health club. The project will feature a new front <br />fagade that will contain a combination of glass, stone and stucco that will be compatible with the <br />majority of the buildings on the site. In addition, the parking lot will be slightly reconfigured to add <br />additional parking spaces, and will be repaired, repaved and restriped to current Code. In addition, <br />new trees will be planted throughout the reconfigured parking lot. The project's interior will feature <br />an entry lobby and reception area, tanning facilities, dressing rooms, a primary area for fitness and <br />exercise, several smaller rooms with various exercise equipment, miscellaneous storage and utility <br />rooms, a basketball court and an indoor swimming pool.
