The Zoning <br />Administrator made no changes to the recommended conditions of approval outlined in the <br />attached staff report (Exhibit A). <br />Dung Sam, representing Lanh Huu Nguyen and Mai Phuong Nguyen, is requesting approval of a <br />tentative parcel map to subdivide a 0.9 -acre parcel into three residential lots at 2001 West Trask <br />Avenue. The existing parcel is developed by an existing single - family residence. Upon completion <br />of the project, each of the three parcels will be developed with a single - family residence. The two <br />new single - family dwellings will be constructed on 8,789- square foot lots and will have similar two - <br />story structures with attached two -car garages. The size of each home is approximately 3,535 <br />square -feet and will provide a total of four bedrooms and three baths. Consideration has been <br />taken in regards to design and architecture of the new residential structures, to make sure that the <br />homes fit into the character of the neighborhood. <br />STRATEGIC PLAN ALIGNMENT <br />Approval of this item supports the City's efforts to meet Goal #3 - Economic Development, <br />Objective #2 (create new opportunities for business /job growth and encourage private <br />development through new General Plan and Zoning Ordinance policies). <br />32A -1 <br />
