No non -realty rights are <br />included in the valuation. <br />Sales Comparison Approach - Residential Land Value <br />As only a small area in the yard is impacted, the land is valued. The estimated <br />fair market value of the land is based on land sales data for other properties with <br />essentially the same utility and amenities as the larger parcel. The larger parcel is a <br />residentially site located on an arterial street with average access. The property is <br />located in a primarily residential neighborhood, adjacent to South Bristol Street. <br />To estimate the value of the larger parcel, a search was conducted of the market <br />area for similar land sales. The search included residentially zoned properties in Santa <br />Ana and the surrounding cities.
