Camino <br />CLERK OF THE COUNCIL <br />Marla M Huiaar. <br />Via Certified Mail <br />The City of Santa Ana ("City") is proceeding with its plans to construct Phase 4 of the Bristol <br />Street Improvements Project between Warner Avenue and Saint Andrew Place. The City <br />obtained a preliminary title report that lists Joel Cortes Cruz, a single man to be the vested <br />owner of the above-mentioned property as shown in Attachment 1, The City seeks to acquire a <br />portion of your property, and a Temporary Construction Easement ("TCE") totaling 650 square <br />feet In size on the property located at the above-mentioned address, which consists of the <br />underlying real property as described and delineated in Attachment 2. The areas to be acquired <br />are referred to herein as the "Property Interests", <br />No final determination has been made as to the ownership of the above-mentioned property, <br />This offer is contingent upon presentation of conclusive evidence of title. If rnore than one <br />person has an Interest In the property that the City Is seeking to acquire an interest therin, all <br />parties with such Interest must accept this offer. <br />As you know, the City had your property appraised to determine its fair market value. The <br />appraisal was conducted in accordance with commonly accepted appraisal standards and <br />included consideration of the highest and best use of the land. Based on the appraisal, the City <br />offers to purchase the Property Interests for $16,500.00 The basis for this offer is explained <br />more thoroughly in the attachments to this letter that are made a part of this offer by reference, <br />This offer is conditional upon the City Council ratifying this offer by a formal action taken at a <br />regular public meeting authorizing the execution of a Purchase and Sale Agreement or <br />adopttng a Resolution of Necessity, or both. <br />750-5 <br />
