ORDINANCE NO. NS-XXXX <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA APPROVING AMENDMENT <br />APPLICATION NO. 2017-01 REZONING THE PROPERTY <br />LOCATED AT 317 EAST SEVENTEENTH STREET FROM <br />COMMUNITY COMMERCIAL (C-1) AND MULTIPLE - <br />FAMILY RESIDENCE (R-3) TO SPECIFIC DEVELOPMENT <br />NO. 91 (SD -91) (AA NO. 2017-01) AND ADOPTING <br />SPECIFIC DEVELOPMENT NO. 91 (SD -91) FOR SAID <br />PROPERTY <br />THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS <br />FOLLOWS: <br />Section 1. The City Council of the City of Santa Ana hereby finds, determines <br />and declares as follows: <br />A. Amendment Application No. 2017-01 has been filed with the City of Santa <br />Ana to change the zoning designation of the parcel located at 317 East <br />Seventeenth Street from Community Commercial (C-1) and Multiple -Family <br />Residence (R-3) to Specific Development No. 91 (SD -91) zoning <br />designation Street (legal description of parcel attached hereto as Exhibit A). <br />General Plan Amendment No. 2017-01 was filed concurrently with the <br />Amendment Application for consistency with the General Plan. <br />B. The zoning designation of the Specific Development No. 91 (SD -91) would <br />allow the development of a 57 -unit supportive housing project with private <br />community space and supportive service offices and bring the rezoned <br />property into consistency with the General Plan land use designation of <br />Urban Neighborhood (UN). <br />C. On May 22, 2017, the Planning Commission held a duly noticed public <br />hearing and voted to recommend that the City Council adopt an ordinance <br />approving Amendment Application No. 2017-01 which is consistent with <br />the General Plan, as amended by General Plan Amendment No. 2017-01. <br />The Planning Commission added one condition that the Applicant shall <br />submit revised architectural elevations with additional colors, materials, <br />windows, or recessed areas subject to the review and approval of the <br />Planning Manager. <br />D. The City Council has reviewed applicable general plan policies and has <br />determined that this proposed rezoning is consistent with the purpose of <br />the general plan. <br />Exhibit 1 <br />Ordinance No. NS-XXXX <br />Page 1 of 4 <br />11 D-3 <br />
