REQUEST FOR <br />COUNCIL ACTION <br />CITY COUNCIL MEETING DATE: <br />JULY 5, 2017 <br />TITLE: <br />RECEIVE AND FILE CERTIFICATION <br />AND APPROVAL OF FINAL TRACT <br />MAP NO. 17786 BY CITY ENGINEER <br />(520 SOUTH HARBOR BOULEVARD) <br />(ST EGIC LAN NO. 3, 2) <br />CI MANAGER <br />RECOMMENDED ACTION <br />Receive and file. <br />DISCUSSION <br />CLERK OF COUNCIL USE ONLY: <br />APPROVED <br />❑ As Recommended <br />❑ As Amended <br />❑ Ordinance on 1" Reading <br />❑ Ordinance on 2n' Reading <br />❑ Implementing Resolution <br />❑ Set Public Hearing For <br />CONTINUED TO <br />FILE NUMBER <br />This action informs the City Council of the imminent approval of the subdivision based upon the <br />Subdivision Map Act and meeting all of the conditions of approval set by the City. The City Engineer <br />has received Final Tract Map No. 17786 (City Tract Map No. 2015-01) for 520 South Harbor <br />Boulevard (Exhibit 1) from the current owner, KB Home Coastal Inc., a California corporation, and is <br />in the process of reviewing the map for final approval. <br />This map approves subdividing an existing parcel into 35 individual lots for single-family residences, <br />and 10 lettered lots for common areas and private streets. The subdivision is located in the Harbor <br />Mixed Use Transit Corridor Specific Plan (SP -2) zoning district. The Tentative Map No. 17786 was <br />approved by the City Council on August 4, 2015. Pursuant to Section 34-183 of the Santa Ana <br />Municipal Code, the City Engineer shall approve or disapprove this map within 10 days after the City <br />Council meeting of July 5, 2017. <br />STRATEGIC PLAN ALIGNMENT <br />Approval of this item supports the City's efforts to meet Goal #3 - Economic Development, Objective <br />#2 (create new opportunities for business/job growth and encourage private development through <br />new General Plan and Zoning Ordinance policies). <br />FISCAL IMPACT <br />There is no fiscal imeatT—as�ociated with this action <br />Fred Mousavipo <br />Executive Director <br />Public Works Agency <br />Exhibit 1: Map 17A-1 <br />
