1. SITE PLAN REVIEW NO. 2017-08 AND DENSITY BONUS AGREEMENT APPLICATION <br />NO. 2017-01 <br />(Applicant: AMG & Associates) <br />Legal notice published in the Orange County Reporter on September 1, 2017, and notices <br />mailed on September 1, 2017. <br />Senior Planner Pezeshkpour provided a presentation which included a project description, <br />site description, site and landscape plan, project specifics, and an overview of the density <br />bonus component. <br />Demolish existing motel and restaurant <br />Construct new senior affordable rental <br />residential community, consisting of: <br />418 affordable senior rental units <br />1 onsite manager's unit <br />213 parking spaces <br />Open space (public and private) <br />New landscaping and site amenities throughout <br />California's Density Bonus Law allows applicants <br />to construct long-term affordable units in <br />exchange for greater onsite density <br />To facilitate construction of affordable units, developers <br />may be offered incentives or may request concessionsfrom <br />a local jurisdiction <br />Current law allows an unlimited number of concessions and <br />restricts the ability to require special studies to justify <br />waivers <br />State law allows up to 20% density bonus for <br />senior projects and 35% for other projects <br />City's Housing Opportunity Ordinance allows <br />another 35% density bonus and additional waivers <br />The project is allowed a basedensityof 90 <br />du/ac(dweIIing units per acre) <br />The project site has 3.17 acres. leading to a <br />base density of 285 units <br />With a 20% and a 35% density bonus. the <br />project may build up to 157 additional units, <br />for a total of 442 units <br />The project consists of 419 units <br />PLANNING COMMISSION MINUTES 2 SEPTEMBER 11, 2017 <br />
