Description of the'Project: Shea Homes is proposing to construct gated 42 -unit single;fautily <br />residential development on approximately 6:72 acres located on what is known as Armstrong <br />Ranch, a 90 -acre site (Revised Project). T1te Project location and Project site are depicted on <br />Figures I and 2, respectively. Iri 2002, the City of Santa Ana (City) prepared an Environmental <br />impact Report (EIR) for the developriment.of a 99,000 -square -foot, 2,700 -seat Cathedral parish for <br />Oran -e County on this section of the Armstrong Ranch (Approtied Project). The church facility <br />was to be located on a 15 -acre portion of Armstrong Raachr The Cathedral will no longer be built <br />because the Diocese of Orange purchased the former Crystal Cathedral site for use as the County <br />Cathedral. A small sanctuary building and office are'located on the 15 -acre portion`of the site, <br />currently totaling 7,590 square feet. <br />The chureh'is: proposing a revised site plan thatw,ould reduce in size and scope its proposed <br />facilities, Of the original to acresI the church would use approyiraately8 acres of the.site for the <br />Christ Our Savior chtirch Facilities, and is proposing to sell the.reinaining 6.72 acres to Shea <br />Ilonnes for development of 42 residences. The residential component of the Revised Project is <br />depicted on'Figure 3. The church's scaled-back development plans contemplates it total of <br />43,433 square feel of new development, built in two phases, as compared do the previously <br />proposed 90,000 -square -foot project. The existing sanctuary Building and of6cc'wpuld be <br />demolished. <br />The current General Plan land use designation is LR --7 (Low, Density Residential), which permits <br />'.development df up to 7 duracre.
