The City Engineer has received Final <br />Tract Map No. 17979 (City Parcel Map No. 2016-02) for 1506 West First Street (Exhibit 1) from the Olson <br />Urban — Santa Ana 4, LLC, a Delaware Limited Liability Company, and is in the process of reviewing the map <br />for technical accuracy and final approval. <br />This map approves subdividing land for condominium purposes for a 62 -unit for -sale residential development. <br />The project changes the property's General Plan land use designation from General Commercial (GC) to the <br />Urban Neighborhood (UN) land use, the zoning designation from General Commercial (C-2) and Single -Family <br />Residence (R-1) to Specific,Development No. 90 (SD -90). Tentative Map No. 17979 was approved by the City <br />Council on April 11, 2016. Pursuant to Section 34-183 of the Santa Ana Municipal Code, the City Engineer <br />shall approve or disapprove this map within 10 days after the City Council meeting of October 17, 2017. <br />STRATEGIC PLAN ALIGNMENT <br />This item supports the City's efforts to meet Goal #3 - Economic Development, Objective #2 (create new <br />opportunities for business/job growth and encourage private development through new General Plan and <br />Zoning Ordinance policies). <br />FISCAL IMPACT <br />There is o fiscal impact associated with this action. <br />lrekousgvip)ur� <br />Executive Director <br />Public Works Agency <br />Exhibit 1: Map <br />17A-1 <br />
