SECTION 5 — Minimum Parcel Area <br />The minimum parcel size for a single-family residential lot shall be 4,000 square <br />feet. <br />SECTION 6 — Minimum Street Frontage <br />The minimum street frontage for a single family residential lot shall be 27 feet. <br />SECTION 7 — Maximum Floor Area Ratio (FAR) <br />The maximum FAR for a single-family residence shall be 0.50. <br />SECTION 8 — Front Yard Setbacks <br />A front yard setback of not less than 10 feet is required, as measured from the <br />property line. <br />SECTION 9 — Side Yard Setbacks <br />A side yard setback of not less than four feet, six inches (4'-6") is required as <br />measured from the property line. <br />SECTION 10 — Rear Yard Setbacks <br />A rear yard setback of not less than 10 feet is required as measured from the <br />property line. <br />SECTION 11 —,Building Height Limit <br />The height limit of main buildings and structures is 35 feet and accessory <br />buildings and structures is 20 feet. The height limit for accessory church <br />structures is 150 feet. The Planning Commission shall have the right to limit the <br />number of stories in any or all of the buildings in the SD #4 district, or the height <br />of any other structure, when it finds that existing or proposed developments on <br />adjacent properties, or properties across a street or alley, would be adversely <br />affected unless such a limitation were imposed. <br />SECTION 12 — Yard Requirements <br />All yard requirements shall be established by the approval of plans and drawings <br />as provided for in Division 26 of the Santa Ana Municipal Code. <br />SECTION 13 -Parking Requirements <br />Required parking shall be provided as follows: <br />Ordinance No. NS -2928 <br />Page 5 of 6 <br />
