Exhibit B <br />SCOPE OF WORK <br />OWNER: Wakeham — Grant Apartments LP <br />PROJECT ADDRESS: 810 S. Minnie Street <br />The rehabilitation scope is intended to include the following: <br />ROOF <br />Reroof of 810 S. Minnie Street —this will include removal of the existing built up roof membrane <br />and sheathing and replacement with new plywood and a TPO cool roof per the provided <br />specifications. Included in this will be the insulation of the joist bays once they are exposed <br />following the removal of the existing plywood sheathing. <br />PLUMBLING <br />Repipe of existing waste lines from exterior of building envelope to point of connection in street. <br />This will include all 4 waste stacks for 810 S. Minnie Street and installation of cleanouts. <br />DECKING <br />Repair of existing upstairs deck — there is an area where the upstairs deck is softening due to <br />water penetration and some expected dry rot. Any structural damage to be repaired and new Pli- <br />Dek or equivalent waterproofing system to be installed. <br />ADA IMPROVEMENTS <br />ADA improvements — to include the installation of one ADA parking stall and the necessary <br />signage and striping as well as repair of the existing ADA ramp in front of the management office <br />to bring into compliance. <br />ADDITIONAL ITEMS <br />HOME inspection items — pursuant to the most recent City inspection report (dated 9/19/17), <br />resolve all instances of inoperable GFCI outlets and inoperable smoke alarms. <br />
