Planning Commission made no changes to the recommendation outlined <br />in the attached staff report (Exhibit A). <br />DISCUSSION <br />The applicant, Michael Molnar, is proposing to subdivide an existing 7.1 acre parcel into two <br />parcels to facilitate the construction of a new building at 1701 East Saint Andrews Place. Parcel <br />No. 1 will measure approximately 4.5 acres and will contain two -existing office buildings. Parcel <br />No. 2 will measure approximately 2.6 acres and is proposed to be developed with a two-story <br />51,024 square -foot building to be occupied by the Santa Ana Elks. Based on a review of the <br />tentative map by the Planning Division and Public Works Agency, the project has been designed <br />to be in compliance with the applicable development standards found in Chapters 34 <br />(Subdivision) and 41 (Zoning) of the Santa Ana Municipal Code and with the applicable SD -69 <br />zoning document, and also in compliance with all applicable state codes. <br />The project will promote a development suitable for the site, will contribute to the enhancement of <br />the city, and fish or wildlife will not result in any serious public health problems nor will it conflict <br />with any public easements.
