ZONING ORDINANCE AMENDMENT NO. 2017-05 <br /> (Applicant: City of Santa Ana – Small Lot Subdivisions) <br /> <br />Legal notice published in the Orange County Register on November 3, 2017. <br /> <br />Assistant Planner Guevara provided a presentation which included information on the <br />proposed ordinance and examples of small-lot subdivisions. Discussion ensued on funding <br />for future projects, building separation, driveway space, parking ratio, common open space <br />and pedestrian connectivity. <br /> <br />Chairman McLoughlin opened the public hearing. The following spoke on the matter: <br /> <br /> Steve LaMotte, representing the Building Industry Association , spoke in support of <br />the matter, noted that it will help to increase homeowner rates. <br /> <br />There were no other speakers and the hearing was closed. <br /> <br />MOTION: Recommend that the City Council adopt an ordinance approving <br />Zoning Ordinance Amendment (ZOA) No. 2017-05 to amend Chapter 41 (Zoning) of <br />the Santa Ana Municipal Code (SAMC). <br /> <br />MOTION: Alderete SECOND: Bacerra <br />VOTE: AYES: Alderete, Bacerra, Contreras-Leo, McLoughlin, Mendoza, <br />Nguyen, Verino (6) <br /> NOES: None (0) <br /> ABSTAIN: None (0) <br /> ABSENT: Verino (1) <br /> <br /> <br />4. Fourth Street, Suite 104 & 105) <br /> <br />Legal notice published in the Orange County Reporter on November 3, 2017 and notices <br />mailed on November 2, 2017. <br /> <br />Assistant Planner Guevara provided a presentation which included a project description, <br />site description, site plan and photo, floor plan and elevations, and project analysis. The <br />applicant spoke in support of the matter and addressed the concern regarding the <br />vagueness of the tenant improvement plans. Discussion ensued on the proposed art <br />gallery, hours of operation, neighboring businesses, alcohol related incidences, and <br />proposed tenant improvement plans. Chair McLoughlin opened the Public Hearing. There <br />were no speakers and the Public Hearing was closed. <br />
