The proposed mix of land uses lends itself to <br />the shared parking concept where individual uses peak during different times of the day. <br />The ULI Shared Parking Program has been utilized to evaluate the adequacy of the parking <br />for the overall development. Both weekday and weekend parking demands have been <br />evaluated, in addition to the monthly/hourly variations in parking demand. Based on the <br />ULI shared parking calculations, the estimated parking demand is not expected to exceed <br />the available parking supply for any time of the year. <br />The ULI methodology has been developed based on similar business hotel types with <br />accompanying restaurant and lounge areas of similar size open to public use. This analysis <br />utilized internal capture and modal adjustments that are conservative compared to the <br />recommendations found in the ULI Second Edition Shared Parking Manual. <br />Utilizing the City of Santa Ana Parking Rates combined with the Urban Land Institute (ULI) <br />shared parking methodology and adjustment factors, the project is forecast to have a <br />maximum parking demand of 120 parking spaces during the weekend and 115 spaces <br />during the weekday in the peak month (June).
