The undersigned does hereby certify, except as otherwise noted in this ap- <br />praisal report, that: <br />I have personally inspected the subject property from the adjacent rights-of- <br />way; I have no present or contemplated future interest in the real estate which <br />is the subject of this appraisal report. Also, I have no personal interest or bias <br />with respect to the subject matter of this appraisal report, or the parties in- <br />volved in this assignment. <br />My engagement in this assignment, and the amount of compensation, are not <br />contingent upon the reporting or development of pre -determined values or di- <br />rection in value that favors (1) the cause of the client, (2) the amount of the <br />value opinion, (3) the attainment of predetermined/stipulated results, or (4) <br />the occurrence of a subsequent event directly related to the intended use of <br />this appraisal. To the best of my knowledge and belief, the statements of fact <br />contained in this appraisal report, upon which the analyses, opinions, and <br />conclusions expressed herein are based, are true and correct. <br />This appraisal report sets forth all of the assumptions and limiting conditions <br />(imposed by the terms of this assignment or by the undersigned), affecting <br />my personal, impartial, and unbiased professional analyses, opinions, and <br />conclusions. <br />The analyses, opinions, and conclusions, were developed, and this report has <br />been prepared, in conformity with the Uniform Standards of Professional Ap- <br />praisal Practice, and the Code of Professional Ethics. As of the date of this <br />report, I have completed the requirements of the continuing education pro- <br />gram of the State of California. Further, duly authorized representatives of the <br />State, as well as the Appraisal Institute, have the right to review this report. <br />I have not performed services, as an appraiser or in any other capacity, re- <br />garding the property that is the subject of this report within the 3 -year period <br />immediately preceding acceptance of this assignment.
