NEIGHBORHOOD ENVIRONMENT (Continued) <br />COMMUNITY: (Continued) There is a variety of cultural, recreational, <br />educational, and entertainment options in <br />the greater central Orange County area. <br />Tour -ism and entertainment facilities include <br />the Anaheim Convention Center, Honda <br />Center, Angel Stadium, Disneyland Resort, <br />Anaheim Resort, The Rinks Anaheim Ice, <br />Orange County Fairgrounds, Dad Miller Golf <br />Course, and the Grove Theater. <br />LOCATION: The subject property is located toward the <br />easterly portion of the City of Santa Ana in an <br />area commonly known as the Station <br />District. The neighborhood is in close <br />proximity to the Santa Ana (Interstate 5) <br />Freeway, Costa Mesa (State Route 55) <br />Freeway, as well as the Santa Ana Train <br />Station. <br />LAND USES: Land uses along Santa Ana Boulevard within <br />the immediate area are quite varied, and <br />include residential, commercial and quasi <br />commercial/industrial developments such <br />as automobile service facilities, light <br />manufacturers, as well as newly constructed <br />mixed use live -work residential develop- <br />ments. <br />The predominant land use in the area is the <br />Santa Ana Train Station, which is situated at <br />the southeast quadrant of Santa Ana <br />Boulevard and Santiago Avenue. Com- <br />mercial retail uses are scattered throughout <br />the general area. The intensity of <br />commercial retail development increases <br />easterly and westerly of the subject vicinity, <br />specifically along Main Street and Grand <br />Avenue. <br />The Santa Ana Civic Center is located <br />approximately one mile southwest of the <br />subject neighborhood.
