We represent many <br />communities in Santa Ana. We are pleased to submit our concerns about <br />rent control, which the city council is studying and seeking input. WMA <br />is always opposed to rent control or any government manipulation of <br />rental housing pricing. We believe the free market is the only way to <br />promote robust housing markets. <br />Rent control is inherently unfair, erodes affordable housing, is <br />divisive to your community and costly to administer. This housing <br />policy should be soundly rejected. <br />Rent control is inherently unfair. First, there is no means testing. <br />When a city is administering a program for low-income residents and <br />families, it requires an applicant to submit evidence or proof that <br />income standards have been met and that the applicant is eligible to <br />participate in the program. However, rent control is given to anyone <br />who lives in a designated unit. They do not have to demonstrate need. <br />And therefore, a millionaire would receive the same rent subsidy as a <br />single mother with three children, who works two jobs just to make <br />ends meet. <br />Lack of affordable housing is a societal problem.
