Mr. Robert Bisno <br />October 3, 2017 <br />Page 5 <br />parking characteristics of the proposed Project that are not reflected in the City Code <br />ratio. <br />ITE's Parking Generation publication, and ULI's Shared Parking publication, as well <br />as other reference materials for the cities of Ontario and Rancho Cucamonga, San <br />Bernardino County, and Riverside County, provide peak parking ratios for apartment <br />complexes, as summarized in the lower portion of Table 2. These parking ratios <br />range from 1.37 .spaces per unit (average ratio per ITE for high-rise apartments <br />similar to the Project) to 1.66 spaces per unit (field studies in Ontario and Rancho <br />Cucamonga). <br />In order to provide more context behind the location and parking -related characteristics <br />for the most relevant sites in Table 2, we have compiled the following information with <br />regards to land use setting, proximity to public transit, and availability of off-site parking <br />(i.e., on -street spaces, nearby off-site parking spaces): <br />Proiect/The Madison: 200 N. Cabrillo park Drive. Santa Ana <br />There is no on -street parking or other public parking facilities in the immediate <br />vicinity of the site. There are existing bus stops located nearby, specifically at the <br />intersections of Cabrillo Park Drive/4a' Street and Cabrillo Park Drive/First Street. <br />The Santa Ana Regional Transportation Center (SARTC) is located just under a mile <br />to the northwest of the site, providing access to Amtrak, Metrolink, Orange County <br />Transit Authority, intercity and interstate bus transportation, airport shuttles, and taxi <br />services. The adjoining land uses to The Madison consist of mostly office and <br />medical office buildings, with some residential scattered throughout. <br />Main Street Village: 2555 Main Street. Irvine (1.42 spaces per DO <br />There is no on -street parking or other public parking facilities in the immediate <br />vicinity of the site. There are existing bus stops located nearby, specifically at the <br />intersections of Siglo/Main Street and Jamboree Road/Main Street. The nearest Park <br />& Ride lot is located about 1.5 miles to the southeast of Main Street Village, near the <br />intersection of Culver Drive at Sandburg Way. The adjoining land uses to Main Street <br />Village consist of mostly office and residential uses. <br />Paragon at Old Town: 700 S. Myrtle Avenue. Monrovia (1.48 spaces per DO <br />On -street parking is generally permitted in the vicinity of the site, most notably along <br />Myrtle Avenue (north of Walnut Avenue), Olive Avenue, Walnut Avenue, and Ivy <br />Avenue. The nearest existing bus stop is located at the intersection of Primrose <br />Avenue/Walnut Avenue. An existing Park & Ride lot and Metro Light Rail station is <br />located about 0.7 miles to the south of Paragon at Old Town, near the intersection of <br />Myrtle Avenue/Duarte Road.
