Box 1988 Santa Ana, California 92702 www.santa-ana.org/pba NOTICE OF PUBLIC HEARING BEFORE THE SANTA ANA PLANNING COMMISSION The City of Santa Ana encourages the public to participate in the decision-making process. This notice is being sent to those who live or own property within 500 feet of the project site or who have expressed an interest in the proposed action. We encourage you to contact us prior to the Public Hearing if you have any questions. If you challenge the decision on the below matter, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission or City Council of the City of Santa Ana at, or prior to, the public hearing. Planning Commission Action Items – The Planning Commission will hold a Public Hearing to receive public testimony, and will make a recommendation on the items described below. Their recommendation will be forwarded to the City Council at a later date for final determination. Project Location – 2525 N. Main Street located in the Professional (P) zone Project Applicant – AC 2525 Main, LLC What is the Proposed Project? The applicant proposes to construct a 256-unit multi-family project on a 5.93-acre site located at 2525 N. Main Street. In order to facilitate the construction of the project, the applicant is requesting certification of Final Environmental Impact Report (EIR) No. 2018-01 (SCH No. 2018021031), along with environmental findings of fact pursuant to the California Environmental Quality Act, mitigation monitoring and reporting program, and a statement of overriding considerations. Other entitlements requested include Development Agreement No. 2018-01 between the City and applicant/owner, General Plan Amendment No. 2018-06 to redesignate the property from Professional & Administrative Office (PAO) to District Center (DC), and Amendment Application No. 2018-10 to rezone the property from Professional (P) to Specific Development No. 93 (SD-93). Environmental Impact – In accordance with the California Quality Environmental Act (CEQA), Environmental Impact Report, Environmental Review No. 2018-01 was prepared for the project to analyze the potential impacts of the project and identify measures to mitigate the environment al effects. The EIR concluded that the proposed project would require mitigation related to aesthetics, air quality, biological resources, hazardous materials, noise, and tribal resources. Impacts related to aesthetics would remain significant and unavoidable after mitigation. Meeting Date, Time and Location – This matter will be heard on Monday, October 28, 2019 at 5:30 p.m. in the City Council Chambers, 22 Civic Center Plaza, Santa Ana, California 92701. All persons interested in this matter are notified to appear at this time.
