O'� 5 1 THIS SECOND AMENDMENT to the above -referenced agreement is entered into on April 7,
2020, by and between Aldridgei lectric;'Inc. ("Tenant") and the City of Santa Ana, a charter city
and municipal corporation organized and existing under the Constitution and -laws -of the_Startc o
RECITALS
A. The parties entered into Agreement No. A-2019-029, dated February 19, 2019 ("Lease
Agreement"), by which City leased to Tenant certain office space at the Santa Ana Regional
Transportation Center for Tenant's business operations ("Premises").
B. On June 18, 2019, the parties entered into Fast Amendment No. A-2019-029-01, by which the
City amended the Lease Agreement to expand the square footage of the Premises being leased
by Tenant and to provide for Tenant's correct entity name.
C. The Lease Agreement remains in effect through February 19, 2021, with provision for
extension.
D. The parties now wish to further amend the Lease Agreement to expand the square footage of
the Premises being leased by Tenant under the Lease Agreement and to extend the term of the
Lease Agreement.
The Parties therefore agree:
1. Section 2, Premises, is amended to include in the Premises being leased by Tenant an
additional 2,313 square feet ("Additional Premises") so that the total square feet subject to the
Lease Agreement is 4,934 square feet, as depicted on Exhibit A.
2. Section 3, Commencement of Term, is amended to extend the Term of the Lease Agreement
through February 19, 2022,
3. Section 5, Extension Periods, is amended such that the Term of the Lease Agreement may be
extended by mutual agreement of the Parties for up to twenty-four (24) months on a month -to -
month basis. All other terms of Section 5, as applicable, shall remain in effect.
4. Section G, Rent, is amended such that, effective April 1, 2020, the Rent payable under the
Lease Agreement shall be the monthly sum of Eight Thousand Three Hundred Dollars
($8,300), with any partial month prorated at $273 per day.
5. Section 11, Tenant's Repairs, Alterations, and Fixtures, is amended to include the
following obligations by Tenant, to be completed by April 30, 2020, at Tenant's sole cost using
materials approved in advance by Landlord:

• New flooringirtthe Additional Premises with the exception of the kitchen (Room 316),
front lobby (Room 300) and back Tel Data (Room 309)
• Patching and painting of the Additional Premises
• Replacement and/or installation of new baseboards in the Additional Premises
• Replacement and/or installation of new ceiling tiles in the Additional Premises
• Removal of window and closure of opening -between Lobb_} (Room_3.0p) attd_—
Receptionist (Room 301)
• Replacement of window with a standard double -door walk through the opening
between Rooms 303 and 304 using steel (aluminum) framing (double door not
included)
• Installation of a double -door walk through the opening between Rooms 305 and 306,
using steel (aluminum) framing
• Replacement of wall switches in the Additional Premises as maybe required, including
covering open electrical not being used with wall plates
6. Except as modified by this Second Amendment, and the First Amendment, all terms and
conditions of the Lease Agreement shall remain in full force and effect.
IN WITNESS WHEREOF, the parties hereto have executed this Second Amendment to Lease
Agreement on the date and year first written above.
