One (1) 5aVJ°"0Z�' 6LJ�UU Certified Mail/FedE THIS AMENDMENT TO SUBLEASE, made and entered into this 12'^ day of January 2021, by and between City of Santa Ana, hereinafter called Sublessor, and the State of California acting by and through the Director of the Department of General Services, hereinafter called the State. WITNESSETH: WHEREAS, under lease dated May 7, 2019, the State hires from Sublessor certain premises located at 801 W Civic Center Drive, Santa Ana as more particularly described in said sublease; and WHEREAS, the parties hereto desire to amend said sublease to (1) adjust the monthy rent; (2) adjust the square footage of the subleased premises; (3) supersede the Exhibit A. NOW THEREFORE, it is mutually agreed between the parties hereto as follows: 1. Effective July 1, 2020, the monthly rent payable in Paragraph 4 of said sublease is modified to read: TWENTY-THREE THOUSAND ONE HUNDRED TWENTY-TWO AND 75/100 DOLLARS ($23,122.75) from July 1, 2020, through June 30, 2021; then TWENTY-THREE THOUSAND EIGHT HUNDRED SIXTEEN AND 43/100 DOLLARS ($23,816.43) from July 1, 2021, through June 30, 2022; then TWENTY-FOUR THOUSAND FIVE HUNDRED THIRTY AND 93/100 DOLLARS ($24,530.93) from July 1, 2022, through June 30, 2023; and thereafter. 2. Effective July 1, 2020, the net usable square feet subleased in Paragraph 1 of said sublease is amended to read: Approximately 9,548 net usable square feet of office space (consisting of 7,277 net usable square feet of shared space as outlined in green on the attached Exhibit E, 1,142 net usable square feet of exclusive space as outlined in red on the attached Exhibit E, Page W 3 (Rev-6/20) PROJECT NO. 7975 Except as amended herein, all the terms of said lease hereinabove referred to shall remain unchanged and in full force and effect. IN WITNESS WHEREOF, this Amendment to Lease has been executed by the parties hereto on the date first above written.
