Subject: Bowery Project - Park Requirement

Honorable Planning Chair and Commissioners:
The proposed Bowery project before you on May 26th is a mixed use project with an
approximately 4 acre park requirement. The developer proposes to pay park "in lieu" fees for
this project.
I would like to recommend that you include in the approvals that the developer dedicate the
actual park acreage instead of paying the in lieu fee. The developer is also owner of the 2525
N. Main Street property which had its approvals rescinded and the developer has publicly
mentioned selling the location as park space since its adjacent to Santiago Park. I would
strongly recommend that the City engage in the arrangement for the dedication of the 2525
N. Main Street location as part of the Bowery's park requirement. This would provide a
win/win/win for all parties involved as the City of Santa Ana would actually get much needed
acreage for open space/park use.
I think this is a very important element which should be included in the approvals before you
on May 26th and I encourage you to amend the motion to include this park requirement and
dedication.
