Subject: Planning Commission
My name is Stephanie Colshan.
I live in the Grand-Prospect neighborhood at 2315 Joana Drive in Santa Ana.
I am commenting on Public Hearing item #3, the proposed Chevron station at 2230 N
Tustin Ave.
I oppose a gas station on this site because this project does not meet the Santa Ana
City Vision of a Safe and Healthy community, or the Santa Ana City Mission of High
Quality of Life for Residents.
1) There are already multiple gas stations within half a mile of this location - Shell @
Fairhaven & Tustin; 76 @ Fairway & Tustin; USGas, Chevron and Shell on 4th &
Tustin; Chevron @ Fairhaven & Grand; OCGas and Grand Gas & Mini Mart @ Grand
& Santa Clara; etc, etc.
2) There is already a Minit Mart on the NE corner of this intersection next to the
Starbucks and a Mini Mart at Grand & Santa Clara.
3) Located next door to Plumfield Preschool which will have a negative impact on the
health of the children at this facility.

Columbia University's Mailman School of Public Health
"A study examined the release of vapors from gas station vent pipes, finding
emissions were 10 times higher than estimates used in setback regulations used to
determine how close schools, playgrounds, and parks can be situated...”
3) This project is asking for a variance, allowing a driveway within 150 feet of the
intersection, which goes against the city regulations to provide safety.
4) Increased traffic impacts an already congested intersection, another safety
concern.
5) We need to “Green” our city, not increase toxic emissions from fossil fuels and
carbon monoxide.
The city of Santa Ana, which is the 4th densest city in the nation, should be looking at
new ways to support economic growth while reducing pollution. Another gas station
and mini-market does not fit the vision of our city.
Sincerely,Stephanie Colshan
