CATION TO BE KNOWN AS PK (DISTRICT PARKING REQUIREMENT)
THE CITY COUNCIL OF TRE CITY OF SANTA ANA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 9102 of the Santa Ana Municipal Code
is hereby amended to read as follows:
"SECTION 9102. Establishing Districts and Limiting the Uses
of Land Therein.
In order to classify, regulate, restrict and segregate the
use of land and buildings, to regulate and restrict the height and
bulk of buildings and to regulate the area of yards and other open
spaces about buildings, several classes of districts beginning
with the most restricted classification and progressing to the
less restricted classifications and - PK, which may be used only
as a modification of one of the several classes of districts, are
established to be known as follows:
R-1 Single Family Residence District
R-2 Limited Multiple Residence District
R-3 Multiple Family Residence District
P Parking and Professional District
C Local Commercial District
C-1 Neighborhood Commercial District
0-2 General Commercial District
M-1 Manufacturing District
M-2 Industrial District
- PK District Parking Requirement
which said several classes of districts are hereby established,
and which said classifications and districts are and shall be
shown and designated as R-l, R-2, R-3, P, C, C-l, C-2, M-l, M-2,
and - PK, which last named designation ahall be used only as a
suffix to one of the designations next hereinbefore set out, on
those certain Sheets or Sections numbered consecutively from Sheet
or Section No. I of Districting Map of the City.
SECTION 2. That a new Section to be numbered 9112.7 be added
to the Santa Aha Municipal Code ~ediately following Section 9112.6
as follows:
"SECTION 9112.?. - P~ (District Parking Requirement).
Any District or any part ~hereof regulating the use of land
established under this Part, may be modified at the time the
zoning is first established or by amendment, by adding to the Dis-
trict designation, "- PK" which shall make no alteration in the
uses permitted under the regular District Classification except-
lng that: In any District modified by being combined with - PK
(District Parking Requirement) each use shall be required to main-
tain a minimum of one-third of the total land space involved in
such use for off-street parking and no pre-existing, non-conform-
lng use shall be altered, modified or enlarged so as to reduce the
net off-street parking area maintained in conjunction with such
use below one-third of said total land area. Alterations, modi-
fications or enlargements that do not so reduce the land area
maintained for off-street parking below said one-third of the
total are not prohibited.
The total land space involved in any use as herein referred to
may consist of two or more co-terminus lots, whether said lots be
side by side or facing on different streets and have common rea~
lot lines or are separated only by an alley and further provided
that said separate lots have the same record ownership. The
'~ecord owner together with any encumbrancer or lessee of record,
may record with the County Recorder, a declaration that two or
more lots or parts thereof shall thereafter be devoted to a unit
use and will not be separated by sale or alienation in such a way
as to reduce the area for off-street parking below one-third of
the total land area covered by buildings, outdoor displays, or
other surface use of said land. After such recording, no building
permit shall be issued affecting any portion of said pzoperty

if the transfer of title has reduced the off-street parking area
below said one-third of the total as herein provided for and no
person shall transfer any title that so reduces the total off-
street parking area.
If the total land space involved in any use consists of two
or more lots fronting on parallel streets with common rear lot
lines or separated only by an alley, then, in that event, the
rear yard requirement shall not affect said property after the
recording declaring a unit use of said property as herein provided
for.
Said parking areas shall be afforded access to a public
street or alley and driveways or areas necessary for vehicular
movement to and from the parking stalls shall not be included in
the required one-third of total herein provided for. Maid parking
area shall be blacktopped or paved with concrete surfacing, land-
scaped, ar~ where it abuts property of a more restrictive classi-
fication or use than the classification in the general District
or a Residence District, it shall be fenced with solid fencing to
a height of not less than 5 feet unless a fence in excess of 4
feet be prohibited by this Code."
SECTION 3. The Clerk of the Council shall certify to the
passage of this Ordinance and Shall cause the same to be published,
within 15 days after its adoption, in one issue of the Santa Aha Inde-
pendent. This Ordinance shall take effect 30 days from and after the
date of its adoption.
PASSED AND ADOPTED by the City Council of the City of Santa
Ana at its regular meeting held on the 19th day of March ., 1956.
