ORDINANCE NS-1068 CHANGING DISTRICT CLASSIFICATION
ON AMENDMENT APPLICATION 679 INITIATED BY THE SANTA
AN~ PLANNING COMMISSION AND AMENDING SECTIONAL
DISTRICT MAPS 13-5-10 AND 24-5-10 (EXI{IBIT AA 679-B)
WHEREAS, the Planning Commission has given notice of and
duly held a public hearing on Amendment Application 679 initiated
by the Santa Ana Planning Commission proposing to reclassify from
the R-2, R-3, and P Districts to the R-2B, R-3B, and PB Districts
the property hereinbelow described; and said Commission by its
Resolution 5950, has recommended APPROVAL of said reclassification
in accordance with Exhibit AA 679-B; and
WHEREAS, the City Council regularly held a public hearing
on said reclassification on published notice as required by law
and does now find that the public necessity, convenience, and
general welfare require that said property be reclassified from
the R-2, R-3, and P Districts to the R-2B, R-3B, and PB Districts,
and that the new classifications will not be detrimental to the
surrounding property;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF SANTA ANA
DOES ORDAIN AS FOLLOWS:
SECTION 1: That the real property in the City of Santa Ana,
County of ~range, State of California, described as:
PARCEL I
Beginning at the intersection of the centerlines of
Walnut Street and Sycamore Street; thence easterly along
the centerline of Walnut Street for a distance of 155 feet,
more or less; thence south along a line parallel to the
centerline of Sycamore Street for a distance of 1803.6
feet, more or less, to the centerline of Bishop Street;
thence westerly along the centerline of Bishop Street
155 feet, more or less, to the centerline of Sycamore
Street; thence north along the centerline of Sycamore
Street 1803.6 feet, more or less, to the centerline of
Walnut Street and the point of beginning,
is hereby reclassified from the P District to the P-B District,
and Sectional District Map 13-5-10 is hereby amended to show
said reclassification in accordance with Exhibit AA 679-B.
PARCEL II
Beginning at the intersection of the centerlines of
Bishop Street and Sycamore Street; thence easterly
along the centerline of Bishop Street for a distance
of 155 feet, more or less; thence southerly along a
line parallel to the centerline of Sycamore Street for
a distance of 1316.2 feet, more or less, to the center-
line of Cubbon Street; thence westerly along the center-
line of Cubbon Street for a distance of 155 feet, more or
less, to the centerline of Sycamore Street; thence north
along the centerline of Sycamore Street for a distance of
1316.2 feet, more or less, to the centerline of Bishop
Street and the point of beginning,
is hereby reclassified from the R-3 District to the R-3B District,
and Sectional District Map 13-5-10 is hereby amended to show said
reclassification in accordance with Exhibit AA 679-B.

PARCEL III
Beginning at the intersection of the centerlines of
Russell Avenue and Sycamore Street; thence east along
the centerline of Russell Avenue for a distance of
155 feet, more or less, to the centerline of an alley;
thence south along the centerline of said alley for a
distance of 699.5 feet, more or less, to the centerline
of Wilshire Avenue; thence west along the centerline
of Wilshire Avenue for a distance of 155 feet, more or
less, to the centerline of Sycamore Street; thence
north along the centerline of Sycamore Street 699.5
feet, more or less, to the Point of Beginning,
is hereby reclassified from the R-2 District to the R-2B District,
and Sectional District Map 13-5-10 is hereby amended to show said
reclassification in accordance with Exhibit AA 679-B.
PARCEL IV
Beginning at the intersection of the centerlines of
Sycamore Street and Borchard Avenue; thence north along
the centerline of Sycamore Street for a distance of 397
feet, more or less; thence east along a line approximately
parallel to the centerline of Borchard Avenue for a distance
of 155 feet, more or less; thence south along a line
parallel to Sycamore Street for a distance of 527 feet,
more or less; thence westerly along a line approximately
parallel to Borchard Avenue for a distance of 155 feet,
more or less, to the centerline of Sycamore Street;
thence north along the centerline of Sycamore Sreet for
a distance of 130 feet, more or less, to the Point of
Beginning,
is hereby reclassified from the R-2 District to the R-2B District,
and Sectional District Map 24-5-10 is hereby amended to show said
reclassification in accordance with Exhibit AA 679-B.
PARCEL V
Beginning at the intersection of Borchard Avenue and
Sycamore Street; thence south along the centerline of
Sycamore Street for a distance of 130 feet to the true
point of beginning; thence continuing south along said
centerline for a distance of 200 feet, more or less;
thence easterly along a line approximately parallel
to the centerline of Borchard Avenue for a distance of
155 feet, more or less; thence north along a line
approximately parallel to the centerline of Sycamore
Street for a distance of 200 feet; thence westerly along
a line approximately parallel to Borchard Avenue for a
distance of 155 feet, more or less, to the True Point
of Beginning,
is hereby reclassified from the R-3 District to the R-3B District,
and Sectional District Map 24-5-10 is hereby amended to show said
reclassification in accordance with Exhibit AA 679-B.
PARCEL VI
Beginning at the intersection of the centerlines of
Commercial Street and Sycamore Street; thence east
along the centerline of Commercial Street for a distance
of 155 feet, more or less; thence south along a line

approximately parallel to the centerline of Sycamore
Street for a distance of 365 feet, more or less, to
the centerline of St. Andrew Place; thence west along
the centerline of St. Andrew Place for a distance of
155 feet, more or less, to the centerline of Sycamore
Street; thence north along the centerline of Sycamore
Street for a distance of 365 feet, more or less, to
the Point of Beginning,
is hereby reclassified from the P District to the PB District,
and Sectional District Map 24-5-10 is hereby amended to show
said reclassification in accordance with Exhibit AA 679-B.
SECTION 2: That this ordinance shall take effect thirty
days from and after the date of its adoption.
PASSED AND ADOPTED by the City Council of the City of
Santa Ana at its regular meeting held on the 16th day of February,
1971.
