ORDINANCE NO. NS- 1534
AN ORDINANCE OF THE CITY OF SANTA ANA
APPROVING AbiENDMENT APPLICATION NO. 833
TO REZONE PROPERTY LOCATED AT 4309 r 4317
WEST McFADDEN AVENUE FROM THE A1 (GENERAL
AGRICULTURE) DISTRICT TO THE R2 (MULTIPLE
FAMILY RESIDENCE) DISTRICT AND AMENDING
SECTIONAL MAP NO. 16-5-10
WHEREAS, the real property located at 4309 - 4317
West McFadden Avenue and more particularly described infra,
is located within the A1 (General Agriculture) District, and
WHEREAS, Amendment Application No. 833 has been
filed to amend Sectional District Map No. 16-5-10 to rezone
such real property to the R2 (Multiple Family Residence)
District, and
WHEREAS, the Planning Commission has given notice
of and duly held a public hearing on said Amendment Applica-
tion and has recommended approval thereof, and
WHEREAS, the City Council regularly held a public
hearing on the said Amendment Application on published
notice required by law and does now find that the public
necessity, convenience, and general welfare require that the
said property be reclassified as requested in the said
Amendment Application, and that the new classification will
not be detrimental to the surrounding property, and
WHEREAS, prior to taking this action the City
Council has reviewed and considered the information contained
in Negative Declaration (I.S. No. 80-80), and, on the basis
thereof, finds that the project will not have a significant
effect on the environment;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
SANTA ANA DOES ORDAIN that the real property situated in the
City of Santa Ana, County of Orange, State of California,
generally located at 4309 -4317 West McFadden Avenue, and
more particularly described in Exhibit A, attached hereto
and incorporated herein as though fully set forth, is hereby
reclassified from the A1 (General Agriculture) District to
the R2 (Multiple Family Residence) District, and that Sectional
District Map No. 16-5-10 is hereby amended to show said
reclassification in accordance with Exhibit A.A. 833-A.
ADOPTED this 7th day of July , 1980,

LEGAL DESCRIPTION
That certain real property consisting of the
following two Parcels:
PARCEL 1: The West 72.00 feet of the East 152.00 feet of the
South 6 acres of the West half of the Southwest Quarter of
the Northeast Quarter of Section 16, Township 5 South, Range
10 West, in the Rancho Las Bolsas, City of Santa Ana, County
of Orange, State of California, as said Section is shown on
a map recorded in Book 51 Page 12, Miscellaneous Maps, in
the Office of the County Recorder of said County.
PARCEL 2: The East 80 feet of the South 6 acres of the West
one-half of the Southwest Quarter of the Northeast Quarter
of Section 16, Township 5 South, Range 10 West, in the
Rancho Las Bolsas, in the City of Santa Ana, County of
Orange, State of California, as said Section is shown on a
map recorded in Book 51 Page 12, Miscellaneous Maps, in the
office of the County Recorder of said County.
