AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
SANTA ANA REZONING THE PROPERTY LOCATED AT
1601, 1605, 1611, 1615, 1619, 1623, 1625, AND 1631 WEST
SANTA ANA BOULEVARD FROM COMMUNITY
COMMERCIAL (C1) ZONING TO SINGLE-FAMILY
RESIDENTIAL (R1) ZONING (AA NO. 2002-08)
THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS
FOLLOWS:
Section 1. The City Council of the City of Santa Ana does hereby find,
determine and declare as follows:
Amendment Application No. 2002-08 has been filed with the City of Santa
Ana to change the zoning district designation' of certain real property
located at 1601, 1605, 1611, 1615, 1619, 1623, 1625, and 1631 West
Santa Ana Boulevard from Community Commercial (C1) zoning to Single-
Family Residential (R1) zoning.
The Planning Commission of the City of Santa Aha held a duly noticed
public hearing on August 12, 2002, on Amendment Application No. 2002-
08 and recommended by a unanimous vote that the City Council approve
Amendment Application No. 2002-08.
The applicant proposes to construct a single-family residence at 1605
West Santa Ana Boulevard. The current zoning classification for the
subject property is Community Commercial (C1), which is inconsistent
with the General Plan's land use designation of Low Density Residential
(LR-7). A zone change to Single-Family Residence (R1) is required to
facilitate the applicant's request.
As part of a General Plan land use consistency effort, the zone change
will also include the rezoning of eight additional properties within the same
block to Single-Family Residence (R1)
In accordance with the California Environmental Quality Act, the proposed
project has been determined to be adequately evaluated in previously
prepared Environmental Impact Report No. 97-01,

This Council, prior to taking action on this ordinance, held a duly noticed
public hearing on September 3, 2002, on Amendment Application No.
2002-08.

Amendment Application No. 2002-08 is hereby found and determined to be
consistent with the General Plan of the City of Santa Ana and otherwise
justified by the public necessity, convenience and general welfare.
Section 2. The real property located at 1601, 1605, 1611, 1615, 1619, 1623,
1625, and 1631 West Santa Ana Boulevard is hereby reclassified from Community
Commercial (C1) zoning to Single-Family Residential (R1) zoning. Amended Sectional
District Map number 11-5-10, showing the above described change in use district
designation, is hereby approved and attached hereto as Exhibit A and incorporated by
this reference as though fully set forth herein.
Section 3. This Ordinance shall take effect immediately upon its adoption by
the City Council, and the Clerk of the Council shall attest to and certify the vote
adopting this Ordinance.
