WHEREAS~ after ~ublic hearing on Variance Application No. 1203
the Planning Commission recommended~that said application be denied
and the City Council, after consideration, has determined that the
same should be granted~ upon conditions;
NOW, THEREFORE, BE IT RESOLVED: That the Variance as applied
for in Application No. 1203 to use certain property in the City of
Santa Ana described as:
That portion of Block 22 of the-Town of Santa Ana East~ as
shown on a map recorded in Book lO~ pages 43 and ~4 of Mis-
cellaneous Records of Los Angeles County, California~ described
as follows:
Beginning at a point on the Easterly line of said Block
Twenty-two~ distant South ~ 02' 15" East 2~0.07 feet measured
along said Easterly line from the center line of 17th Street
as shown on a map filed in Book 32~ page 7 of Record of Sur-
veys in the office of the County Recorder of Orange County,
California; thence South ~ 02' 15" East 200.00 feet along
said Easterly line of the Northeast corner of land described
in a deed to Ellis W. S~anley~ a married many recorded Decem-
ber 8th~ 195~ in Book 3309, page 229 of Official Records;
thence North 89'58' 40" West 300.62 feet parallel with the
center line of said 17th Street to the Easterly line of land
described in a deed to the Atchison, Topeka and Santa Fe Rail-
way Company, recorded April 16th, 1~58 in Book 4258, page
of 0ffiCia~ Records; thence North 0 38' ~5" East along said
Easterly l~ne a distance of 199.98 feet; thence South 8~58'
~O" East 294.76 to the point of beginning~
be allowed to permit the construction of a warehouse not exceeding
37,500 square feet of gross area to be used for the distribution of
finished consumer goods, on the following conditions:
1. The use of this property and building thereon constructed
shall be limited to warehousing, storage and distribution of merchandise.
2. No wholesale or retail sales~ and no auction sales: shall
be conducted or permitted upon the property, and no customer traffic
shall be permitted to and from this property,
shall be conducted upon this property.

3. Not less than 25 parking stalls shall be provided for off-
street parking on the property, as shown on the submitted plot plan.
4. No more than 20 employees shall be employed on the property.
5. No commercial vehicles shall be stored, maintained, re-
paired or serviced upon the property.
6. This Variance shall expire at the end of a period of 6
months from the date of this grant unless the lease~ which the City
Council was informed is presently under negotiation~ between the own-
ers and a nationally-known business or store~ is entered into during
said six-month period and the actual construction of the warehouse is
begun during said period.
The Council finds that reasonable property rights available to
the immediate adjacent areas are not available to this property~ that
hardship results from the~location of this parcel with no street front-
age~ surrounded by warehousing~ that the Variance should be granted~
and that the use hereby permitted will not adversely affect persons or
property in the neighborhood.
