HomeMy WebLinkAbout64-001RESOLUTION 64-1 AFFIRMING THE DECISION OF THE ZONING ADMINISTRATOR AND GRANTING A VARIANCE ON VARIANCE APPLICATION NO. 1839 FILED BY MARY ANN (GILLESPIE) SCANLON WHEREAS, after hearing on notice, the Zoning Administrator granted a variance on Variance Application No. 1839 filed by MARY ANN (GILT,ESPIE) SCANLON to permit the construction of a 20-unit, 2-story apartment complex on C-1 and R-1 property located on the east side of King Street, South of Seventeenth Street; and WHEREAS, Appeal Application No. 113 was duly filed by B. W. and PATRICIA G. ROBINSON appealing the decision of the Zoning Administrator and requesting a hearing on said variance before the city Council; and WHERF2%S, after hearing on notice, the City Council has determined that the decision of the Zoning Administrator should be affirmed and that said Variance should be granted subject to certain conditions. NOW, THEREFORE, BE IT RESOLVED: That the City Council of the City of Santa Ana hereby affirms the decision of the Zoning Adminis- trator to grant a variance on Variance Application No. 1839, subject to conditions as follows: 1. That a six foot block wall be constructed along the applicant's entire east and south property lines; 2. That all off-street parking be on asphalt or concrete and be marked; 3. That the applicant adhere to all provisions of the R-3 District; 4. That development be according to plot plan, excepting for minor modifications approved by the City Planning Director; 5. That the following conditions be complied with prior to the issuance of a bu~ing permit: a® That the subdivider's engineer furnish the Department of Public Works an on-site drainage flow plan showing the direction and flow to adjacent streets when this property is developed; be That the subdivider's engineer furnish the Department of Public Works a final grading plan including existing elevations along the property lines. c. That the owner pay a drainage assessment fee of $565.00 per acre. dm That an easement be provided for King Street for a width of 30 feet, center line to property line, for street purposes. NOTE: Dedication shall be initiated by owner, through the Department of Public Works, at least two weeks prior to application for a building permit to avoid delay. e. That the subdivider submit street improvement plans for King Street. f. That all elevations be on 1958 Orange County Survey Datum. That all plans and surveys for the required improvements be completed by the owner's engineer and submitted to the Department of Public Works for approval. That the following conditions be complied with prior to issuance of utilities release by the Building Department= a. That a sanitary sewer main fee of $79.00 be paid. b. That the owner provide sanitary sewer facilities to meet with the approval of the Department of Public Works. That the owner place curb, gutter and sidewalk and pave up to the edge of existing pavement on King Street. The new curb and gutter to be placed 18 feet east of the center line of King Street.
